Access Statement for Robins Reach B&B
Introduction
We aim to cater for the needs of all visitors in our home based two-bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.
Pre-Arrival
- All information is available on our website www.robinsreach.co.uk
- You can contact us by phone or email.
- Being a rural area, public transport is very limited. There is a school bus from Bedford to Sharnbrook.
- The nearest railway station is St Neots, 7 miles away.
- The nearest town is St Neots (5 miles).
- Taxis are available from St Neots from Steve's Taxis 01480 471111 for about £9 each way.
Arrival & Car Parking Facilities
- We are on the main street of the village.
- On Arrival to the property our entrance is on the opposite side of the road to Top End Village Stores about 20 yards down.
- On Arrival to the property, turn into the entrance. The electric gates will open in anticipation of your arrival, so drive straight in. If the electric gates are closed, please press bell on right hand side of fence.
- No marked parking bays but there is ample room for all cars.
- The surface is level, flat and gravel.
- We can assist guests with luggage if required.
Main Entrance, Reception & Ticketing Area
- The entrance to the front door has one 15cm step.
- The front door has an opening of 76cm wide.
- The entrance hall is 2m x 3m.
- The floor is wooden parquet flooring.
- There is a hall stand with pens for filling in registration forms, visitor's book, etc.
Public Areas - Hall, Stairs, Landing, Corridors etc
- All rooms are on ground floor level.
- The double room is located diectly off the entrance hall.
- The utility room is also located diectly off the entrance hall.
- The twin room is accessed via the utility room.
- All internal doors are standard size with opening of at least 70cm.
- There is a further entrance/exit door off the utility room.
- The utility room floor has porcelain tiles.
Public Areas - Sitting room, lounges, lobbies etc
- Access to the Dining room is through the private lounge from the entrance hall.
- All these areas are carpeted.
Public WCs
- A separate toilet and very small wash basin is available in small room (136 x 78 cm) off utility room.
Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe
- Access to the dining room is through the private lounge.
- The lounge and dining rooms have carpeted floors.
- The large dining room has a central family sized (140 x 90 cm) rectangular table with four chairs and plenty of room around.
Laundry
- A washing machine and dryer is available in the utility room.
- An iron and ironing board are available for guest use in the utility room.
Shop
- The nearest shop is Top End Village Stores across the road about 20 yards. They sell nearly everything.
- Spare toiletries are available in the utility room free of charge. please ask if thereis anything you can't find.
Bedrooms & Sleeping Areas
- The double room is located on the ground floor and accessed directly off the main entrance hall.
- The door is standard width with opening of 71cm.
- The floor is carpeted.
- The room measures 3.9 x 3.2 mts plus built in wardrobes and contains a standard double bed, 2 bedside chests, a dressing table, a stool, an upright chair and a lloyd loom wicker chair.
- There is a central light/ceiling fan. The light can only be turned on or off by switch by the door.
- The bedside lights can only be turned on or off by pull cord attached to the fitting.
- Tea/coffee making facilities are available in the utility room next door.
- The twin room is located on the ground floor and accessed from the utiliy room off the main entrance hall.
- The door is standard width with opening of 71cm.
- The floor is carpeted.
- The room measures 4.2 x 2.6 mts plus built in wardrobe and entrance corridor. It contains a 2 standard single beds, 2 bedside cabinets, a dressing table, a stool and 2 upright chairs.
- The central light can be turned on or off by the switch by the door or by the beds.
- The bedside lights are operated by the switch by the bed and touch to the fitting.
- Tea/coffee making facilities are available in the utility room next door.
Bathroom, Shower-room & WC [Ensuite or Shared]
- The Double room ensuite bathroom measures approx 2 x 2 mts.
- The door is wider than standard with an opening of 80cm width.
- It contains standard toilet, semi-recessed basin with storage under, small standard bath (147cm length) with 2 grab rails, shower over bath with shower curtain.
- The floor is vinyl with non-slip bath mat.
- Rubber bath mat for use in the bath is available in the cupboard.
- Coat hooks located on the back of the door.
- Towel rail radiator.
- The Twin room ensuite shower room measures approx 1.8 x 1.4 mts.
- The door is standard size with an opening of 71cm width.
- It contains standard toilet, pedestal wash basin, very small storage cupboard, walk-in shower cubicle (step over 10cm) with folding door, inside measurements 77cm x 77cm x 2m height.
- The floor has ceramic tiles.
- Coat hook located outside shower.
- Towel rail radiator
Self-Catering Kitchen
- The utility area exclusively for guest use contains the following appliances and utensils:- Kettle, Toaster, Microwave, Fridge, Iron, Ironing board, Washing machine, Dryer, crockery and cutlery.
- Complementary tea and coffee is provided with fresh milk in the fridge.
- A selection of books and toiletries are also available for guest use. Plus leaflets on local attractions.
- This is a compact area without room for seating, but dishes can be prepared and taken into the bedrooms next door.
Additional Information
- Evacuation routes are through front door or utility room door. Press the Exit button by door to unlock.
- Smoke detectors are located in Utility room, lounge and private bedroom area. All alarms can be heard throughout the bungalow. We will alert residents personally if evacuation is needed.
- Pets by prior arrangement only.
- We are a no smoking building (smoking is allowed in the courtyard area).
- Foods and medication can be stored in fridge in utility room.
- Mobile phone reception is usually OK, please ask if any problems.
- WiFi is available free of charge, please ask for encryption code.
Future Plans
- Large garden area involving constant upkeep and renovation.
- Hopefully the patio area outside lounge will be available for guest use by 2010.
